This checklist will give you an understanding of what is involved in properly marketing your property. You should require these steps as a minimum requirement.

  • Prior To Listing
    • Obtain and review street card
    • Obtain and review deed and plot plan
    • Check for outstanding liens/mortgages
    • Begin CMA based for a general idea of value
    • Begin marketing plan
    • Suggest staging and repair issues
  • Listing Appointment
    • Complete CMA
    • Complete Marketing plan
    • Complete all listing paperwork
    • Verify showing instructions
    • Take Photos
    • Measure rooms
    • Install Lockbox
    • Order sign up with riders
  • Marketing Preparation
    • Modify, resize and select photos for print, MLS and online usage
    • Create virtual tour
    • Scan to PDF disclosures, addendum, plot plan and inclusion documents
    • Create print ad for just listed and open house usage
    • Send 50 "Just Listed" postcards to neighbors
  • Enter Listing Into MLS
    • Ensure proper tax ID
    • Complete all MLS fields
    • Upload photos and properly label
    • Upload disclosures, plot plan, inclusion and other documents for agent and public use
    • Properly place home on MLS based map
    • Enter and monitor MLS brokers' and public open house schedule
  • Enhance and Input Info into MVO - "My Listings"
    • Enter custom headline
    • Enter custom description so shortened MLS info is replaced
    • Upload first position photo for inclusion in Pru banner
    • Create and edit HomeSuite
      • Upload PhotoStory
      • Ad pertinent external links
      • Place unbranded tour link into MLS
      • Share listing link on Facebook, etc.
    • Set Up Seller as 24/7 Client
      • Associate seller e-mail with listing for accountability
      • Enter occupant names and numbers
      • Enter clear showing instructions
      • Enter lockbox information and location
      • Enter pet information if applicable
      • Upload attachments for auto e-mail to showing agents
      • Enter upcoming open houses
